Tesco Plan to be Reviewed - But Work Continues...

The plan for a new Tesco store at Station Yard in Haverhill will be reconsidered by St Edmundsbury's Development Control Committee following the deletion of retail allocations in the Local Plan by the Planning Inspector.

The Inspector's report has just been received by the borough council and will be adopted at special meetings of the Planning Policy Panel and Cabinet before formal adoption by full council on 27 June. Overall the Plan has remained largely unchanged - including the policy requirement for 40% affordable housing in new housing developments. But the Inspector commented that to support the release of additional retail floor space in Haverhill the Local Planning Authority (which is the Borough Council) or the applicant had to demonstrate a need for new retail development. This need was demonstrated, following Government planning guidelines, when the Development Control Committee resolved to approve the application in January but the Local Plan Inspector was unable to take that decision into account.

As the committee's consent has not yet been formally issued the application will be referred back to it so members can take a second look and ensure that the Inspector's conclusions have been fully addressed. It is expected that the Development Control Committee will reconsider the application in the autumn and meanwhile St Edmundsbury will continue to work with the applicant to develop the details for the pedestrian links from Station Yard to the town centre.
